Property Description

ABOVE IT ALL. 30.65 private hilltop acres in gated Bear Valley Springs, crowned by a 3,913 sq ft lodge with views that stretch across the entire valley to the shimmering lakes below. This is one of the most commanding parcels in the community, and it is ready for its next owner. THE LAND: Over 30 acres of wild, rolling terrain scattered with massive ancient granite boulders. Elk herds wander through, deer climb the slopes, owls call after dark, and bobcats roam the hillsides. This is raw, living California high country, and it is all yours to explore. Bring the horses: corrals, stalls and a tack room are already in place. THE LODGE: A single-story, 3 bed, 3 bath lodge-style home with real character and solid bones. FOUR massive fireplaces anchor the home. A large open kitchen flows into an expansive living room, and the outdoor deck frames breathtaking lake and valley views. The current owner has completed meaningful interior clean-up, and the home is ready for a buyer with vision to add their finishing touches and build a true legacy compound. THE PEACE OF MIND (the big-ticket items are DONE): -BRAND-NEW 1,000-gallon septic tank, county permitted and approved Feb 2026 -BRAND NEW HVAC Unit -2-year roof certification issued February 2026 -Guardian 24 kW propane standby generator: power when the grid goes down -1,000-gallon propane tank -Fire-suppression hookup with dedicated fire hose already connected Buyers get the land, the views and the scale, with Bear Valley Springs community water and the costly systems already handled.
